Thinking About Selling Your Home? What to Do Before the For Sale Sign Goes Up

“The secret of getting ahead is getting started.” ~ Mark Twain

Selling a home often starts long before the sign goes in the yard. The decisions you make before listing can affect how your home is presented, how buyers respond to it, and how smoothly the transaction progresses once an offer is accepted.

If you're considering selling a home in Murfreesboro, Rutherford County, or elsewhere in Middle Tennessee, here are some practical steps to take before your property officially hits the market.

1. Start With a Realistic Look at Your Home

Before worrying about decorating or making improvements, walk through your home as though you're seeing it for the first time.

Look for deferred maintenance, damaged flooring, dripping faucets, burned-out light bulbs, peeling paint, damaged trim and other items you've simply gotten used to seeing.

You don't necessarily need to fix everything. The goal is to identify potential concerns so you can make informed decisions about what deserves attention before listing.

2. Don't Renovate Just Because You're Selling

One of the biggest mistakes sellers can make is spending money on improvements without first determining whether they're likely to make sense for the property and local market.

A major kitchen renovation, new flooring throughout the house or an expensive landscaping project may look beautiful - but that doesn't automatically mean you'll recover the cost when you sell.

Before making substantial improvements, talk with your real estate professional about which changes may matter to buyers in your particular market.

3. Declutter - But Don't Remove All the Personality

Buyers need to be able to see the home, not just everything inside it.

Clearing countertops, organizing closets and removing excess furniture can help rooms feel more open and make important features easier to see.

But your home doesn't need to look empty. A comfortable, well-maintained home can still feel welcoming while allowing potential buyers to imagine how they might use the space.

4. Gather Information About Your Property

Start collecting documents and information that could be helpful during the selling process.

This might include records for major improvements, roof or HVAC replacement information, warranties, permits when applicable, surveys and information about items that will remain with the property.

Having these things organized before they're needed can save time later.

5. Understand Your Local Market

Real estate is local.

What's happening nationally - or even in Nashville - doesn't necessarily tell you exactly what's happening with homes in Murfreesboro, Smyrna, Clarksville, Columbia, Nolensville, or another Middle Tennessee community.

Your home's location, condition, size, features and recent comparable sales all matter when developing a pricing and marketing strategy.

6. Prepare for Photos and Showings

Most buyers will see your home online before they ever walk through the front door.

Clean spaces, good lighting, uncluttered rooms and thoughtful presentation can make a significant difference in how your property appears in photographs and online marketing.

Once showings begin, develop a routine that makes getting the house ready easier - especially if you're still living there.

7. Know What Happens After You Accept an Offer

Getting an offer isn't the end of the selling process.

Depending on the contract, there may still be inspections, repair negotiations, financing requirements, an appraisal, title work, deadlines, a final walkthrough and other steps before closing.

Understanding those possibilities beforehand can make the period between contract and closing much easier to navigate.

Thinking About Selling in Middle Tennessee?

Preparing to sell isn't about making your home perfect. It's about understanding your property, your market and the decisions that may affect your transaction.

A good plan starts before the sign goes in the yard.
