Fall Home Maintenance in Middle Tennessee: What Homeowners Should Check Before Winter

“An ounce of prevention is worth a pound of cure” ~ Benjamin Franklin

Fall in Middle Tennessee brings cooler mornings, changing leaves, and a welcome break from the summer heat. It's also the perfect time to give your home a little attention before winter arrives.

While our winters are generally milder than those farther north, freezing temperatures, heavy rain, and occasional snow or ice can still create problems for homeowners.

A little preventive maintenance now can help protect your home and potentially avoid expensive repairs later.

1. Clean Your Gutters and Check Your Roof

Falling leaves can quickly clog gutters and downspouts, preventing water from draining properly. Overflowing water can damage siding, landscaping, and even your home's foundation.

Remove leaves and debris, check that downspouts direct water away from the house, and look for loose or damaged shingles. If your roof needs attention, consider hiring a qualified professional rather than climbing onto it yourself.

2. Give Your HVAC System Some Attention

Middle Tennessee weather has a way of going from warm afternoons to chilly evenings almost overnight.

Replace or clean your HVAC filters, check that vents aren't blocked, and consider scheduling a professional heating-system inspection.

It's also a good time to test your thermostat before the first really cold night arrives.

3. Protect Outdoor Faucets and Plumbing

Freezing temperatures can cause exposed pipes to burst, resulting in costly water damage.

Disconnect garden hoses, drain and store them, and protect outdoor faucets according to your home's plumbing setup. If you have exposed pipes in unheated areas, check whether additional insulation is needed.

And make sure everyone in your household knows where the main water shutoff valve is located.

4. Check Windows, Doors, and Weatherstripping

Small gaps around windows and exterior doors can allow cold air inside and increase heating costs.

Check weatherstripping, inspect caulking, and look for drafts. Replacing worn seals is often a relatively inexpensive way to improve comfort and energy efficiency.

5. Take Care of Your Yard and Landscaping

Fall is a good time to clear leaves from drainage areas, trim branches that could damage your home during winter storms, and inspect trees for dead or weakened limbs.

Keep shrubs and vegetation away from siding and outdoor HVAC equipment.

If you have irrigation equipment, follow the manufacturer's winterization recommendations before freezing weather arrives.

6. Don't Forget Safety Checks

Test smoke alarms and carbon monoxide detectors, replace batteries where needed, and check the expiration dates on fire extinguishers.

If you have a fireplace or chimney, arrange for an appropriate inspection and cleaning before using it for the season.

It's also worth reviewing your household emergency supplies, including flashlights, batteries, and a plan for power outages.

A Little Preparation Goes a Long Way

Owning a home comes with ongoing responsibilities, but keeping up with seasonal maintenance doesn't have to be overwhelming.

Whether you've owned your home for decades or recently purchased your first property in Middle Tennessee, taking care of the small things now can help keep your home comfortable, safe, and ready for whatever winter brings.
